Smooth and Fine-Textured Render
Smooth render is the most common finish on Bradford’s postwar estates and on interwar semis where brickwork was later rendered. It presents a flat or lightly textured surface that takes paint well, but only if the surface is properly prepared.
The two most common failures on DIY-painted rendered walls are painting over algae without treatment, and painting over hairline cracks. Both allow moisture behind the new coat and cause it to blister. We clean, treat, and repair before any paint goes on. The finish then holds.
Colour changes are very achievable on smooth render. Many clients combine render repainting with a full exterior painting refresh.
Hairline Cracks and Surface Repairs
Render develops hairline cracks over time as it expands and contracts through seasonal temperature changes. Left unpainted or painted over without filling, these cracks allow water in — particularly problematic in Bradford’s climate.
Hairline cracks are filled with exterior flexible filler before priming and painting. Larger cracks or areas where render has become hollow are assessed and quoted. Paint applied over untreated cracks is not a long-term solution — the crack will open again within a year and the new coat will part with it.
Your decorator advises honestly during the quotation if areas need render patching rather than painting. It is better to know before work starts than to discover a problem mid-job.
K-Rend and Polymer Render Systems
K-Rend and similar through-coloured render systems are common on 1990s and 2000s properties in Eccleshill and newer developments on the outskirts of Shipley. These systems are coloured in the mix and designed to be maintenance-free, but they fade, stain, and pick up biological growth like any exterior surface.
K-Rend can be painted, but it requires compatible products and correct primer selection. Products specified for polymer and K-Rend surfaces are used, with colour options that work well over the existing base.


Lime Render and Biological Growth Treatment


Lime Render on Period Properties
Bradford’s Victorian terraces in Shipley, Saltaire, and the inner suburbs occasionally have lime-rendered elevations — particularly on older properties where a later render coat was applied over the original stonework. Lime render is breathable and requires a breathable coating.

Biological Growth Treatment

Painting over green growth without treatment produces a new coat that fails rapidly. A fungicidal treatment is applied to any affected areas, allowed to work, then washed off thoroughly before priming and painting. The treatment step is what makes the finished coat last.
